Monthly Property Management
Ongoing management of your rental property, including rent collection, resident support, lease administration, and day-to-day oversight.
Tenant Placement
Property marketing, applicant screening, showing coordination, lease preparation, and tenant placement.
Vacancy Management
Property monitoring and management while the property is vacant.
Lease Renewal
Rental market review, renewal coordination, lease preparation, and execution.
Property Inspections
Periodic, owner-requested, maintenance, or other property inspections as needed.
Maintenance Coordination
Vendor coordination, repair oversight, invoice processing, and maintenance follow-up.
Eviction Coordination
Coordination of notices, legal counsel, court scheduling, and possession as required.

Fees shown are our standard property management fees. Specific services, property conditions, or management agreements may require different or additional terms.
REPAIR AUTHORIZATION
Responsive Maintenance Without Unnecessary Delays
Unless otherwise agreed in writing, Valencia Real Estate Group may authorize repairs up to $300 per occurrence.
Repairs exceeding this amount require owner approval, except when immediate action is necessary to protect the property, protect the health or safety of occupants, prevent additional damage, restore essential services, or comply with applicable law.
